Wesley House Holidays Terms & Conditions 2023

Bookings are subject to the following terms and conditions as agreed to at the time of booking.

Booking Conditions
• You agree to be legally bound by these terms upon making a booking with us.
• Your reservation will only be accepted once your chosen dates have been confirmed, we have details of everyone staying and we have received your deposit.
• Only those people listed upon booking can occupy or use the cottage and/or its grounds. We reserve the right to terminate the booking without notice and without refund if this condition is breached.
• Bookings are non transferable to third parties.
• We cannot accept bookings from persons under eighteen years of age.
• We also reserve the right to refuse a booking without giving any reason.
• We or our representative reserve the right to enter the apartment at any time to undertake essential maintenance or for inspection purposes.

Payments
• In order to secure your booking a deposit of £40 per cottage booked is required at the time of booking.
• Full booking balance must be paid 30 days before arrival.
• If your arrival date is less than 30 days, the full amount of the holiday cost is payable upon booking.
• Failure to make payment may result in your booking being cancelled by us.
• Payments to be made via Bank Transfer

Cancellations & Refunds
Please contact us as soon as you feel you may need to cancel so we have a chance to re-advertise your dates as we are a small business and rely upon this income.
• More than 30 days before arrival date – we can move your dates or you will be refunded any funds you have paid less a £25 admin fee.
• 30 days or less before arrival date – then the full balance remains due and is not refundable apart from cancellable booking extras. We will attempt to resell your dates and refund you but this may be for a reduced amount as a last minute sale and a £20 admin fee will apply. • National or Regional travel restrictions – if these come into force prior to your arrival, via the UK Government, for your area or ours, then we are happy to refund you in full or change your dates, whichever you prefer.
• Illness, jury service or adverse weather – 30 days or less before arrival date – If you get sick with Covid19, any illness or need to self isolate – then the balance remains due and is not refundable. Likewise if you are called for jury service or if you do not wish to travel due to road conditions -There are very reasonable insurance policies that will cover that and we highly recommend you purchase one.
• During your stay – If you need to travel home immediately and we cannot refund you. If you become ill with any illness and are too ill to travel and you have to stay here, then you will be liable to pay for your stay at the going rate and any consequential fees of other people that are affected.
• Cancelling or amending booking extras – we will try to refund you unless we have already incurred costs which we cannot recover or use for another guest.
• Damage / Extra cleaning deposit – We occasionally require an extra deposit if circumstances require this. Provided there is no damage or extra cleaning over and above what is expected, then this will be refunded within 7 days.
General for all Cancellations
• In the event of a no show or if you decide to leave early – we cannot refund you.
• We strongly advise that you take out comprehensive travel insurance in any event.
• Your booking will not be cancelled by us, except in exceptional circumstances beyond our control. We will notify you of the cancellation as soon as possible and we will promptly refund all payments made for your holiday. Our liability for cancellation will be limited to payments made to us.

Arrivals & Departures
• Arrivals are between 5pm and 7pm unless otherwise agreed.
• Departures – Please leave the cottage by 10am on the day of departure as we need plenty of time to prepare the cottage for incoming guests. Can you please wash up all used dishes, pans and utensils and leave the cottage as you found it. Please use the hoover provided if you are bringing your dog.

Pet Rules
• We welcome a maximum of 2 small, house-trained dogs over 12 months of age only (unless previously agreed). We need to know the number, age and type of dogs you are bringing upon booking.
• There is a charge of £30 per dog per stay regardless of type.
• Flea treatments must up to date and dogs must be bathed and groomed prior to arrival at the property.
• Due to hygiene reasons, we would respectfully ask that you do not allow your pet on the bedding or other furniture please, unless previously agreed, as our hire linen company will charge us for complete replacement which we cannot carry and we would therefore ask you to cover this cost.
• If however, your pet is used to sleeping with you then we totally understand and would ask that you bring your own duvet, pillows and covers and we will just supply your bed sheet (as the beds are unusually large) – Please let us know if you’d like this option as we try to be flexible so you and your dog have a lovely holiday.
• Sofa & other furniture – Please let us know if your pet usually sits on the sofa with you as we can provide a small throw, but you may wish to bring more and we can remove any soft furnishings to prevent damage.
• Be mindful of muddy paws when returning from a day out and use the doggy towel provided (not our guest towels) to dry off fur and paws.
• Please bring your pet’s own bed or blanket (washed) as we find they are happier whilst staying here.
• On departure there should be no evidence of your pet, either inside the property or in the 4 acres of grounds – There’s a hoover in each cottage for you to use to collect any dog hair.
• Please remember to pick up after your dog(s) on site (including the fields). All dog waste must be bagged up and placed in the bin provided. Apart from being unsightly, it poses a a real human health risk.
• Dogs cannot be left unaccompanied and able to roam free in the property or its grounds.
• No nuisance or annoyance is to be caused to neighbours.
• Do not allow your dog to scratch the doors, window sills or furniture.
• Failure to comply with these requirements may result in immediate termination of your holiday without refund.
• We take an agreed refundable deposit to go towards any damage caused, where your pet has been on the furniture and this hasn’t been agreed beforehand or extra unexpected cleaning which we regard as over and above the usual cleaning required at the end of a guest’s stay. Any repair or replacement of damaged items will incur a charge payable in full. All refunds are processed within 7 days of departure.

Property Rules, Loss or Damage to Property
• Please treat the facilities & cottage with care so that other guests may continue to enjoy them. If you notice any damage in your accommodation please let us know immediately so that we can take care of it. If there have been any breakages during your stay, we would be grateful if you could replace them and/or let us know before you leave. If there is damage, more than a broken plate then we may have to charge you.
• Please pay particular attention to the Velux windows, which must be closed when rain is forecast.
• The property is thoroughly cleaned between each guests – If you leave the property in an
unacceptable condition, we will have to charge you for additional cleaning.
• Please take care not to lose the keys.
• Please do not leave electrical equipment on for extended periods or leave it unattended.
• Any heating appliance must not be covered as it will become a fire hazard.

Netflix
• If you wish to use Netflix on any smart TV’s please remember it is your responsibility to sign out at the
end of your stay. We cannot be responsible for any extra charges or changes to your account if you forget to log out.

Heating, Electric consumption & Air conditioning units
• Please turn off lights and other electrical appliances provided when not in use and be mindful that the underfloor heating is thermostatically controlled so if windows and doors are left open at the same time, this will waste heating oil.
• We cannot allow guests to bring their own air conditioning and or heating appliances onto the premises as this will invalidate our insurance.

Smoking & Candles
• There is an absolute ban on smoking or the use of candles, anywhere inside the cottage. The use of any recreational drugs is also prohibited anywhere in or on the premises. Either will result in us having to ask you to leave immediately and your holiday will be terminated without refund. Any damage or extra cleaning caused by smoking will be at your expense.

Stripping beds
• Please do not strip the beds at the end of your stay as we have our own way of doing this to get it ready for our linen hire company. Thank you in advance.

Left Property
• Please check your accommodation before departure and remove personal items as if found, we only
keep them for 1 week and then dispose of them.
• If you leave anything and contact us for it’s return then you will need to arrange collection via https://www.royalmail.com/collection. And provide us with a label. They will pick up from our door and you will be able to track your item. To cover our time correspondence and wrapping we charge a £10 admin charge, payable beforehand. Any fees charged by us are then donated to a charity of our choice at the end of the year.

Other Matters
• You may in no circumstance re-let or sublet the property, even free of charge.
• The internet connection is available (at no extra cost) subject to technical availability.
• The owner shall not be liable for any temporary defect or malfunction of any equipment, machinery or appliance in the building or grounds.
• The owner shall not be liable for any injury, loss or damage caused to guests, pets or belongings – We have 4 acres of grounds and we are unable to control all eventualities brought about by our wildlife inhabitants, as such there may be steep or uneven ground, wet grass, mole hills and rabbit holes etc.
• All inventory must remain in the property it was in at arrival and not be taken to another property.
• Children under 18 must be supervised by their parents/guardians at all times.
• We reserve the right to terminate a holiday without compensation where the unreasonable behaviour
of the persons named on the booking (or their guests) may impair the enjoyment, comfort or health of ourselves or others.
• If you have any problem or complaints, please let us know immediately so we can try to put matters right. Any complaints not reported to us at the time and only reported after you have left the cottage will not be considered.
• We reserve the right to make reasonable amendments or additions to these terms and conditions without notice.
• This property is privately owned by us and is our home. We expect all guests to enjoy the facilities and treat the property with the same respect that they would with their own house.

Electric Vehicle charging
• We do not currently have an external EV charging point for your vehicle.
• It is strictly forbidden to run a cable from your car into an internal socket in the cottage. This will trip
all the electrics and create a fire hazard.
• Please research for charging points in the local area prior to arrival. eg. www.zap-map.com
• Anyone caught charging their car without permission, may be asked to leave without refund.
